Thanks to the wonderful invitation, I recently had a chance to glimpse the new look of “The Square” by Jaya One, as Bina Tetap Tiara Sdn Bhd, subsidiary to the developer of Jaya One in Section 13, Petaling Jaya, revealed their bold plans for “The Square” lately in a press conference event.
With renovations started in March 2018, the RM15 million facility that sits on a space of 75,000 sq. ft. will consist of co-working space (the first co-sharing office to embody the pet-friendly environment), restaurants, performing art space and office suites. It will reshape the perception of commercial space and inspire entrepreneurs to rediscover their business DNA.
“The Square” features a bold industrial design that is polished and stylish-modern in looks. The building comprises of 3 main pavilions – each encased in blue corrugated metal sheets fixed with translucent corrugated sheets for the internal walls and roof, allowing natural light to illuminate the area. When fully operational, “The Square” will be able to accommodate 13 office lots (excluding Common Ground) ranging between 500 sq. ft. – 3,600 sq. ft. on the 1st floor and 15 retail lots on the Ground Floor.
“The Square” will operate around the basis of 4 championing points – entrepreneurial lead, late-night dining options, pet-friendly and urban farming. Each tenant of offices and retail will become part of the eco-system to help champion The Square’s Brand Touch Points.
Common Ground, Malaysia’s leading and thriving co-working space, will be operating their latest 21,000 sq. ft. 2-floor co-working space facility at “The Square”, dedicating the ground floor to be pet-friendly.
The office units are partially furnished with flooring, lighting and air-conditioning, making it easy for entrepreneurs to move in quickly with minimal renovations required. Prices for the units will be offered at RM4 – RM5.50 per sq. ft. for the 1st floor and the offices will be available to rent from December 2018 onwards.
The retail shops on the ground floor have already achieved 65% occupancy rate where it is priced between RM8 – RM10 per sq. ft., depending on size.
Patrons will be able to benefit from the late-night dining options available by eateries at “The Square”, giving them a choice of good quality food after a long day at work. Additionally, it will be made compulsory for eateries to have 30% al-fresco dining in order to cater to customers with pets, whilst the inside of the restaurants can also serve as a venue for events when there is demand.
“The Square” will initiate an urban farming project with home growers to help market their produce to a bigger audience. “The Square” also looks forward to working with NGO’s and local governments in the near future in order to develop this ambitious project in a sustainable manner.
With GreenRe Rated Compliance, “The Square” will also feature an edible landscape as part of their initiation to promote urban farming projects.
Charles Wong, Executive Director of Bina Tetap Tiara Sdn Bhd said, “Jaya One was one of the pioneer developments around Section 13 which begun in 2008. Since 2015, our neighbours (properties surrounding Jaya One) have also moved on to capitalise on this amazing location, with new developments sprouting around us. We realised that we are no longer a standalone and that Jaya One has to also change in a complementing way to keep ourselves relevant.”
“Coincidentally, there is an increase of interest in Co-Working Spaces, and we felt that Co-Working Spaces would speak the most universal language with respect to connecting with the changing commercial and residential landscape in Section 13,” Charles added.
